Illinois-specific considerations

Cook County runs on its own rhythm. Relative to much of the state it carries heavier court volume, longer timelines, and closer scrutiny of loss-mitigation compliance. We staff Cook County files with that process built into the workflow rather than discovered mid-case.

Several counties and circuits require residential foreclosure actions to go through a managed mediation program before entry of judgment, and the requirements can vary considerably. Our staff are trained on the requirements in each jurisdiction, and our software platform is tailored to keep files in those programs moving efficiently.

Illinois is divided into 102 counties. Cook County and the surrounding ‘collar’ counties (DuPage, Kane, Lake, McHenry, and Will) are where most filings originate, while 15 counties have fewer than 10,000 residents. That rural/urban divide affects case timelines, how quickly possession is obtained, and the availability of vendors for service, property preservation, and REO. We’ve handled cases in the biggest and smallest counties in the state.

Every judicial sale in Illinois is performed by a selling officer — a judge, a sheriff, or a designated third party — and may be in person, online, or a hybrid of both. Online sales are more common in smaller jurisdictions; judges in larger counties often prefer in-person sales. Those differences can affect the number of bidders, how easily a sale can be cancelled when a file goes on a hard hold, and how quickly results come back.
